Low investment outlay, high returns, and minimum risk

Essentially seed capital invested in to a forthcoming phase of an ongoing luxury development, where the developer wishes to create additional working capital in order to accelerate the progress of the phased developments in anticipation of a forthcoming economic upturn.

Following preliminary discussions with the local planning authorities, the developer has been given a positive indication that permission will be granted for the division of the town house and ranch home land into Lots for detached and linked detached homes which will seamlessly blend with the existing site features.

Accordingly, an interest in the land, split into a maximum of 60 Lots, is being made available on a' first come first served' basis at a pre-license price of £20,000 (twenty thousand pounds) per Lot.

On the granting of planning permission and commencement of construction, which is anticipated to be towards the end of 2010, investors will then have the choice of four options:-

Option 1:

Having bought the Lot, Investors have an added option : to build on it, paying only for the cost of construction* thereby retaining the 'developer's margin' for themselves, in addition to benefitting from the anticipated market uplift, on subsequent re-sale.

Option 2:

To choose a different Lot, and 'trade in' the existing one (per Option1, after 2 years) with a price adjustment either way.

Option 3:

The Developer reserves the option after 2 years, to re-purchase the Lot with a minimum payment being the prevailing market value at the time, or simply the purchase price plus 10% - whichever sum is the greater.

Option 4:

After 2 years, benefit from the developer's no nonsense re-sale guarantee when, on re-marketing the Lot, undertakes to repay not only the original £20,000 purchase price, but a minimum additional 10% premium on completion of the resale.
